NE Homes reviews your drawings, identifies savings and builds to your specification. No redesign required unless you want it.

We build what is on the drawings. We also tell you what is worth changing.

Some clients come to NE Homes with architect plans already completed. They have invested in the design and want a builder who will build it properly, not substitute the specification. NE Homes does that.

We also know from experience that architect drawings sometimes have issues that were not caught before the client started shopping for a builder: structural details that add cost without adding value, room configurations that work on paper but cause problems in use, or inclusions specified without a realistic price comparison. Before quoting on a set of plans, NE Homes reviews them with that lens.

If savings are available (a supplier that costs half as much for the same product, a structural detail that can be redesigned without compromising the spec, a material substitution that performs better), you hear about it at the proposal stage. If the plans are solid, we say so and build to them.

What the document review finds

The director and architect review your drawings before a price is given. That review covers structural adequacy, compliance with the Building Code and applicable planning controls, and a line-by-line check of the specification for cost or performance improvements.

In one recent project, NE Homes reviewed drawings from an award-winning architecture firm and found that an alternative window supplier offered the same product at roughly half the cost. The client saved significantly without any change to the design intent. That kind of review is standard, not optional.

If the review turns up a structural issue or a detail that creates a practical problem, you hear about it before anything is signed. Not at the variation stage.

Our Approach

Before we price a job, we read every drawing.

When you bring existing plans to NE Homes, the director reviews every drawing and document before a figure is put on paper. Most builders price what they see. We look for what is missing, what is over-specified, and what could be better.

That review catches design errors before a slab goes down, identifies engineering over-specification that adds cost without adding value, and often reveals savings the client can redirect to finishes or upgrades instead of structural steel no one will ever see.

Decades of building experience across Melbourne's east and south east means we have seen the same planning mistakes many times. Finding them early is the difference between a smooth build and an expensive variation.

Questions About Existing Plans Builds

Can you build from plans prepared by my own architect?

Yes. NE Homes works from any set of architect-prepared drawings. You keep your architect relationship; we manage the build. The preliminary review is where we flag anything worth a conversation: cost optimisations, practical issues, missing engineering details. You decide what to act on.

What if my plans have issues NE Homes can't resolve?

If we identify a structural issue or a design element that creates a material problem, we will tell you before the contract is signed. At that point you can engage your architect to resolve it, or we coordinate directly with your architect on your behalf. We do not proceed to a preliminary contract with unresolved issues on the drawings.

How does this differ from a Design and Build contract?

In a Design and Build engagement, NE Homes manages the architecture from the start alongside a trusted architect. In an Existing Plans engagement, the design work is already done and we focus on reviewing, pricing and building. The process is faster for that reason: the design phase is removed or shortened.

How long does an existing plans build take?

The preliminary stage (document review, proposal, preliminary contract) typically runs 3 to 5 months, less than the Design and Build track because design work is already complete. Construction runs 9 to 12 months depending on scope. Your soil report and any planning permit requirements are the main variables.

What licences cover NE Homes?

NE Homes is registered with the Building and Plumbing Commission (BPC), which manages builder insurance and registration in Victoria. We hold both company and personal domestic building unlimited licences, covering custom homes, knockdown rebuilds, dual occupancy and all residential building work across Victoria.
