NE Homes was founded in 2014 after its director spent years in volume construction watching the same problems repeat: clients who could not get a straight answer, rigid plans with no room to move, and builders who went quiet once the contract was signed.
The business was built to fix that. A boutique practice where clients are supported from the first site visit through to handover, with one director across every project, not a rotating list of project managers.

How we run every project
NE Homes runs a small workload by design. The workload is deliberately kept small, not because of licensing limits, but because the director wants to be genuinely across every project. The director sits in on the first consultation personally. That is where every project at NE Homes begins.
In-house estimators handle the pricing. A colour and admin team manages selections. Two site supervisors manage the active sites. At each stage, you deal with the right specialist for that part of the build.
From the day the preliminary agreement is signed, clients receive a call from the team every week through to handover. Good news and bad news come on the same schedule. If something went wrong on site that week, you hear about it when it happened, not when it becomes a problem.

What are the home building site costs?
Unlike volume builders, NE Homes incorporates site costs into the build from the proposal stage. There are no hidden site costs that surface after you have signed. If your block has a challenging slope, soil classification or access issue, we identify that at the initial assessment and include it in the proposal. You know the full picture before you commit.
How much will my build cost?
Every home NE Homes builds is custom, so there is no per-square-metre rate and no template to price from. The design is built around your block, your brief and your budget. At the sales proposal stage, we provide a detailed price range based on everything we know at that point. That figure is updated at each stage as the design develops. The number you sign on the preliminary agreement reflects the full scope.
How much do I need to be involved?
As much or as little as you want. For owner-occupiers, we encourage heavy involvement in the early design stages because the home is being designed around you. If you would rather leave it to us and be updated along the way, we can run the project with minimal input. For investor clients, we handle design decisions, material selections and market checks. Your time is spent on the return, not the build.
Will I be kept updated throughout the build?
Every client receives a call from the NE Homes team once a week, from the day the preliminary agreement is signed through to handover. That is a real update, not a form email. The call covers what happened that week, what is coming next, and anything that went wrong. Clients do not chase us for information. It comes to them on a schedule, every week, whether the news is good or not.
