Melbourne's South East and Inner East
Three builds completed in Old Berwick, a fourth booked and one currently under contract in Mulgrave. We build east through Officer and Pakenham on the same reactive clay. In the inner east, Balwyn and Balwyn North bring City of Boroondara planning controls of their own.
Berwick
Old Berwick sits north of Princess Hwy, where established streets and 1970s and 80s homes on 700sqm+ blocks make this one of Melbourne's strongest knockdown-rebuild markets. Three builds completed here, with a fourth on the books.
Owners here arrive with one of two jobs: a custom home builder in Berwick for a block they have already cleared, or a knockdown rebuild in Berwick on the house they own now.
Mulgrave
Mulgrave sits on the Monash Freeway corridor, an established residential suburb with growing dual-occupancy demand and one NE Homes build currently under contract.
The work here splits two ways. Single-title owners want a custom home builder in Mulgrave, while blocks with the width and the zoning to carry two homes suit a dual occupancy builder in Mulgrave who designs to Clause 55 from the first plan.
Officer
Officer is one of the fastest growing suburbs in Cardinia Shire, filling with house-and-land estates built to a project-home template. Estate covenants and engineered fill over reactive clay set the terms before a design starts.
Owners who want more than a facade chosen from a brochure need a custom home builder in Officer who designs within the covenant instead of around it. Our three Berwick builds sit 8 kilometres west on the same ground.
Pakenham
Pakenham is the town centre of Cardinia Shire, where the original township north of the railway meets the newer estates around the lakes. The block you own decides which of those two builds you are actually planning.
An older township block on a generous frontage and a compact estate lot under design guidelines are different jobs, so a custom home builder in Pakenham has to read the site first. We work about 12 kilometres east of our Berwick homes.
Balwyn
Balwyn and Balwyn North sit in the City of Boroondara, where large established blocks carry a planning pathway of their own. Neighbourhood Residential Zone height limits, garden area rules and an expanding Heritage Overlay set the terms before a design starts.
Demolition approval is the first question on a Boroondara block, so a custom home builder in Balwyn and Balwyn North has to settle the overlay position on your address before anyone draws a plan.
