Subdividing a block: common questions
What is the minimum lot size for subdivision in Victoria?
There is no single figure for the whole state. Only the Neighbourhood Residential and Low Density Residential zones can set a minimum lot size, through the council's schedule to the zone. The General Residential, Residential Growth, Housing Choice and Transport, Mixed Use and Township zones have none. The calculator reads the schedule for the address you type.
How much land do you need for each townhouse?
A rough guide that circulates in the trade is around 300 to 600 m² of land per home, depending on the council and the design. It is not a planning rule. Garden area, site coverage, private open space and council's assessment of the design decide the real number.
Planning two or more homes?
We design and build dual occupancies and townhouses. Send us the address and we will tell you what the block can realistically take.
How we worked this out
Minimum lot sizes come from each council's zone schedules, read from the planning scheme for Bayside, Boroondara, Cardinia, Casey, Glen Eira, Greater Dandenong, Kingston, Knox, Maroondah, Monash, Stonnington and Whitehorse (current to amendment VC317, October 2026). Only the Neighbourhood Residential and Low Density Residential zones can set one. The General Residential, Residential Growth, Housing Choice and Transport, Mixed Use and Township zones have no minimum lot size.
The likely range uses a rough guide that circulates in the trade: around 300 to 600 m² of land per home, depending on the council and the design. Garden area, site coverage and private open space are from the zones and clause 55 of the Victoria Planning Provisions. Overlays and covenants are not counted in the number, so check them separately.
