The Project
A custom home for a client on one of the most challenging sites in the NE Homes portfolio. The block in Warrandyte drops five metres from front to back. What could have been an engineering problem became the foundation of the design: every living space, balcony and alfresco faces the rear, where the views carry across bushland reserve.
The house runs above 90 squares. The design is modern contemporary: large voids, high ceilings, expansive glazing. Extensive excavation was carried out to maximise usable outdoor space at the rear, including a full swimming pool and multiple balcony levels. Still under construction. Three renders are available while photography is pending.




Five-Metre Site Drop
The block falls five metres from the front boundary to the rear. Rather than minimising the slope, the design uses it: split levels create natural separation between living zones and push the rear outdoor spaces down toward the best of the block.
Rear-Oriented Living
Every principal living area, balcony and alfresco faces the rear. The bushland reserve outlook was identified at the feasibility stage as the block's primary asset. The entire floor plan was arranged to hold it.
90+ Square Home
Over 90 squares of living across multiple levels. Large voids, high ceilings and an extensive glazing package give the home a scale that works with the site rather than sitting awkwardly above it.
